Latest enclosed village at Sunningdale tailored for financial accessibility New home buyers foiled by strict financing conditions and also by banks reluctant to grant loans, have been offered some relief by residential developers Garden Cities. The 90-year-old Cape company has tailored the latest extension to its prestigious west coast suburb, Sunningdale, to put a new house within reach.

Breckenridge, a group housing village in an electric-fenced enclosure, will include free-standing, two-bedroom houses, with a garage, for under R700 000. Garden Cities will also assist buyers to obtain home loans and, under certain conditions, provide bridging finance for the compulsory deposit.

‘Buyers are struggling to get the finance together to buy a house so we felt the best we could do was to provide a home at a price that was achievable with current financing constraints, to a wider number of people,’ said John Matthews, CEO of Garden Cities. The houses are built and finished to the same quality specifications as all Garden Cities homes, and are on approximately 300m2 plots with fitted kitchens and built in cupboards.

The new village of 168 homes borders a beautifully landscaped watercourse on the one side, and there are attractively planted open play areas within the village. Entry and exit is via only one road access. Each of the houses is individually walled according to Garden Cities standards. Another major benefit for the residents of Breckenridge is proximity to an excellent retail centre within walking distance, where national chains and local businesses are well represented.

Also soon to be under construction are 50 larger single residential houses neighbouring Breckenridge on the eastern side of the watercourse area. Offering three bedrooms and two bathrooms among their features, the houses also all have double garages.

The new village and single residential houses are part of Phase 9 of Sunningdale, where Garden Cities began building houses 12 years ago, and where, to date more than 3000 homes have been completed and sold.

Phase 9 extends north of Tryall Road which intersects with the West Coast Road on the western boundary, and when completed, will comprise 1100 houses or one third of the existing properties at Sunningdale.

‘We suggest that potential homebuyers come and chat to us in advance, so we can make an assessment of their financing needs and their likelihood of qualifying for the required loan,’ said Matthews.
