The twin villages Millcove and Northfield are establishing a new generation of homes that provide high-end features at entry-level prices in Sunningdale, the Garden Cities suburb on the West Coast where, over 13 years, more than 3 000 houses have been built.

Twenty of the 31 houses have been sold at Millcove in a few weeks, and Northfield, the second half of the group housing project, where a further 31 homes will be built, will be launched early next year. Features of both villages include 2.1m perimeter walls surrounding the entire village, electric fencing, electronic remote access control, heat pumps in all houses, as well as a garage, electric hob, under-counter oven and extractor. Prices start from R750 000.

'It becomes more clear as the suburb develops along the lines of our urban planning philosophy, that providing homes for a diverse community creates a harmonious, cohesive order. Sunningdale is now home to a wide variety of residents, from young single professionals and couples or newlyweds, to family households and retired people,' says Garden Cities CEO John Matthews.

'Its population reflects the natural succession of our lives, from starting out, through the establishment years, to retirement or just a quieter pace. Sunningdale, is as we envisioned it, a comfortable, solid background against which residents can create their lives and achieve their goals.

The houses in the two villages provide a degree of luxury at prices usually associated with apartments. The heat pumps to provide hot water are a creative innovation at domestic level that offer enormous cost savings – using only one third of the electricity required for conventional geysers. 'And built-in features such as the hobs, ovens and extractors, cupboards and even a garage, take the financial sting out of new-home ownership. These are things that when retro-fitted, can be difficult for a new buyer to manage financially,' said Matthews.

The houses will be available for occupation early in 2012.
