Capstone Gardens is taking shape on Thomas Bowler Avenue, one of the best addresses in Edgemead, the highly favoured suburb at the foot of the Tygerberg Hills, established nearly 40 years ago by the Cape’s oldest and biggest residential developer, Garden Cities.

The 38-unit luxury sectional title apartment and townhouse quarter is at the leading edge of planning and design, and offers the final opportunity to buy a new home on what is the last piece of available land in the suburb.

Destined for completion on June 7, 2012, the R43 million Capstone Gardens contract was awarded to Edel Construction which is known for its spectacular public buildings and also beautiful ministerial houses on the Groote Schuur Estate.

‘Edel Construction won the contract on their demonstrable quality, immaculate BBBEE credentials and ability to meet deadlines,’ said Garden Cities’ CEO John Matthews. ‘This project will stand as the pinnacle of our town-building achievements in Edgemead and we want this reflected both in its name and in its intrinsic qualities.’

Edel MD Graham Southgate said that because of its prestige, Capstone Gardens offered his company another opportunity to show the quality of the work for which it has become known.  ‘It’s a beautiful project that we will enjoy working on,’ he said.

A sample room for potential buyers to view the finishes and fittings that will be installed in the apartments and town houses has been set up at Garden Cities’ headquarters very close to the project site.  Later, a show apartment will be provided on site for a more detailed experience of the high quality workmanship and components in the homes.

Sales agents for the development are Lynne and Jim New, of Lynne New Estates, chosen for their long association with Edgemead and their valuable local knowledge.

Capstone Gardens on the corner of Letchworth Drive and Thomas Bowler Avenue, right at the heart of Edgemead, consists of a three-storey 30-unit apartment building and eight duplex townhouses. Prices start at R1 385 000 for a two-bedroom apartment, inclusive of VAT and transfer costs.  The townhouses have three bedrooms and two bathrooms and the apartments two bedrooms and two bathrooms.

Each has a garage and open parking bay. The entire development is surrounded by perimeter walls and palisades, protected by electric fencing and automated gates.  Indigenous water-wise shrubs, trees and ground covers are part of the highly detailed landscaping that includes attractive paving and external architectural features.

The apartments are solid, comfortable, stylish and spacious with an air of establishment that hallmarks the entire suburb, where even second generations of families are now settling.

Paul Truscott of MLH Architects, responsible for the design of Capstone Gardens says each unit will have a sunny orientation within a secure green environment. ‘The materials and colours throughout the interior and exterior have been carefully chosen to create a timeless and calm environment,’ he said.

In addition to their two bedrooms and two bathrooms, the apartments all have generously proportioned open-plan living areas, and a covered terrace with a built-in braai. All corner units have additional study areas, and the ground floor units have direct access to private gardens.

The duplex townhouses have particularly generous open-plan living areas, and a guest cloakroom on the ground floor, as well as three bedrooms and two bathrooms (main en-suite) on the first floor. The garages have secure access to the house and private gardens.
